How do data center REITs make money from AI?
They lease space and power to cloud providers and AI companies under long contracts, and AI demand has pushed vacancy in major markets near record lows while pre-leasing new builds years ahead. Their growth shows up as development pipelines and rising rents rather than chip-style revenue spikes.
Why are data center projects measured in gigawatts?
